SUNNYSIDE APARTMENTS:

Finding Cues in Context for Sustainable Luxury

Located in Queens, New York, this multi-family ground-up apartment building embraces a quiet, holistic approach to sustainable luxury. Designed in collaboration with Framlab, our studio was responsible for the concept design, permitting process, and construction documents. 

On the outside, an undulating brick facade flows from a systematic grid of bays, the scale of which represents the carefully considered layouts of the apartment units within. This curving brick is a reinterpretation of the humble and familiar material seen in so many Queens buildings of this size, and the unique shaping of each bay creates a sense of individuality within a collective whole.

Inside, the large double-height lobby includes a work space for residents, evoking the communal nature of a beloved library. Terrazzo floors, another Queens tradition, are deployed in a clean and contemporary way. An open staircase leads to a wellness area, creating another shared destination within the building. 

We took a considered stance on energy efficiency, ultimately integrating forward-thinking strategies throughout the building, whether it’s the electric vehicle charging stations in the parking garage or the solar canopy on the rooftop terrace. 

The 61-unit ground-up building is carefully scaled to the surrounding neighborhood context. Curved brick walls and terrazzo lobby floors serve both as historic references and a fresh approach to the surrounding vernacular.
